We’ll explore your requirements in depth from the size of your new home to the style, location and local amenities. We’ll consider your lifestyle, your plans for the future – even your furniture. This will enable us to build a strong selection of properties that will most closely meet your criteria, from an aesthetic, practical and financial perspective.
As properties become available we’ll let you know immediately by phone, email or text, whichever suits you better. We won’t hang around. We want you to be the first to view the properties as soon as they come to market so we encourage you to respond to our alerts quickly to ensure you don’t miss out on viewings.
If you like the look of the properties we send you, we’ll arrange a viewing at your earliest convenience. We like to give the vendors 24 hours notice but many can move quicker for genuinely interested parties. We’ll confirm date and time by email and send you directions to the property where we’ll meet you to conduct the tour.
On the day of the viewing, we’ll meet you outside the property. We always accompany you on the tour so we can point out various aspects of the property and answer any questions you may have. If the vendors are happy for you to do so, we’ll then leave you for a few minutes to explore the property at your leisure while we wait in the living area. If the vendors are present, we ask that you remain courteous in your comments about their home.
When you have finished looking around the property, we’ll catch up outside to discuss your early thoughts. We’ll answer any questions we can and take notes of any we can’t to send through to the vendor on your behalf. We endeavor to get back to you with the answers within 24-48 hours.
When you decide on the property you would like to buy, we’ll make the offer for you by contacting the vendor on your behalf with a proposed price. We can advise you on what figure to offer, based on our experience of the market and our knowledge of the seller’s expectations. We will then negotiate until both parties are satisfied with the final offer.
Once your offer has been agreed and accepted, we’ll confirm it in writing with all parties including your solicitor, and prepare the memorandum of sale, leaving you to progress your mortgage application. We’ll work closely with your solicitor to keep things moving forward, making sure you stay informed of what’s happening each step of the way.
When the contracts have been exchanged and your solicitor confirms that monies have been received, we’ll collect the keys to your new home for you.
