The total price for the reference is £150.00 + VAT per person. This is non-refundable and must be paid and cleared prior to completing the reference forms. You must also provide:
IF a guarantor is required, a guarantor reference will be required. This is in addition to the tenant(s) reference and is charged at £150.00 + VAT. This also is non-refundable and must be paid and cleared prior to completing the reference forms.
There are 3 possible outcomes of the reference:
If the reference is returned with a “Green Light” – we will then advise the landlord/lady and upon their decision, we will request a deposit (usually one and a half calendar months’ rent) and the first month’s rent. Your deposit will be held in “The Deposit Protection Scheme”.
If the reference returns as an “Amber Light” – we will require a guarantor to be referenced who will act as guarantor to pay the rent should there be any issue relating to payments. If the guarantors’ reference is returned with a “Green Light”, the same applies as above in outcome number 1.
If an application is successful, we will inform the landlord. Please be aware, the landlord reserves all rights to decline any application at any point prior to signing a tenancy agreement.
Once the landlord has agreed, we will organise the necessary agreements, carry out an inventory and assist in the check in. There will be an administration fee payable at the time of signing the tenancy agreement at a total amount of £150.00 + VAT.
