It’s often said that selling your home can be one of the most stressful things in life. Well, not on our watch. We’re dedicated to doing everything in our power to make your house moving experience not just stress-free but enjoyable too. 

Here’s what to expect when you sell your home through Rhyen Jordan:

From the moment you give us a call, we’ll start building the picture. We’ll focus on the highlights of your home – whether that’s a large garden, great parking, good local schools, etc. We’ll then book a time with you to visit your home to carry out a full valuation, free of charge.

Our Estate Agents will always confirm the time of their visit by email first and will be extremely courteous when they come to see you. In order to carry out a thorough valuation considering all of your property’s assets, we like to allocate 1.5 – 2 hours to give you our undivided attention. Some agents cut corners but we like to take a full tour of your property to get a good feel for all the unique selling points that will help us achieve the best price for your property.

When we’ve assessed the house, we’ll sit down with you to discuss the current climate of the housing market in the UK and Milton Keynes. We have an insider view on housing that the national media won’t always show, which we’ll share with you when we meet.

Only when we have all the evidence and research to hand will we give you the valuation of your property. We don’t just put our finger in the air and guess a ballpark figure. Using our insight and experience of the housing market in your area, we’ll tell you what your property is worth. You’ll receive a full valuation report within 24 hours of our visit (often sooner than that), which will be delivered by hand. We’ll then follow up the valuation with you by phone to answer any questions you may have.

If you decide to instruct Rhyen Jordan to manage the sale of your property, we’ll begin the promotion. Using professional photography, we’ll create a full colour brochure with floor plans, write-ups, area facts and EPCs.

We’ll then advertise your home with a free premium listing on Rightmove as well as advertising on Zoopla and other national online property portals. Every fortnight we assess the reports from Rightmove, which shows us how much interest you’ve had on your advert. We can then explain what those viewings mean and review the advert description, images or price based on evidence.

We will also feature your home in the property section of the MK News and across our Social Media platforms.

We’ll then make contact with people who we already know are looking for a property like yours. As soon as we have interest in your property, we’ll liaise with you to arrange supervised viewings. We’ll always give you 24 hours notice to give you time for a quick tidy-up. With each potential viewer, we take time to find out what they’re looking for in a new home so we can match their expectations with your property.


9.

A representative from Rhyen Jordan will always accompany visitors to your home. This enables us to sell your property to the viewer and also protect the security of your home. Good estate agency is about control so we manage introductions, conduct the tour and point out all the facts and benefits of the property.


10.

When the visit is over, we’ll engage with the buyer outside your property to find out straight away what they thought of your home. We’ll be looking for buying signals and also responding to any objections with regards to budget, décor or location. We’ll feed this information back to you within 24-48 hours of the viewing.


11.

When the offer has been agreed, we’ll confirm this in writing and prepare the memorandum of sale. We’ll continue to make negotiations on your behalf while you work with your solicitor and arrange the survey access on behalf of the buyer. We’ll then keep you updated with updates regarding the chain. We’ll even organise removals for you from our trusted network of local businesses if you would like us to.


12.

Once the contracts have been exchanged and your solicitor has confirmed that the money has been received, we’ll collect the keys from you and congratulate you on the final sale of your property.
